With stock levels continuing to be low and with no signs that this will change significantly, we are forecasting that 2022 will be a good year for landlords.

Rents will not drop any time soon and, in fact, there may well be some significant increases over the next 12 months, especially when you consider the lack of stock in the market.

This is a good year to put in place a long-term strategy to ensure that your properties' are a good long term investment. It would be prudent this year to look at your properties' energy efficiency ratings and make some changes now rather than waiting until the 2025 deadline, when they will likely need to have a minimum energy efficiency rating of C in order to be let.

It is also the time to consider all the other compliance regulations that are on the horizon, and to check if there is any remedial work that needs to be done in advance.  The Renters' Reform Bill, when it's introduced, will further add to the already heightened legislation in the industry.
