New lettings laws now and in the immediate future reshape the private rental market

If you’re looking at flats to rent in London there are several new lettings laws that will have a bearing on your tenancy. The new rules introduced by the Government in October 2015 are designed to make the private rental sector fairer and safer for tenants.

SMOKE ALARMS & CARBON MONOXIDE DETECTORS

On the 1st October 2015 new legislation is expected to come into effect, making it a statutory requirement for all rental properties where the tenancy commences on or after 1st October 2015, to have sufficient smoke alarms (one on each floor) and a carbon monoxide alarm fitted in any room which is used wholly or partly as living accommodation and contains a solid fuel burning combustion appliance. Both alarms must be tested and operational at the commencement of each tenancy. Although this is still awaiting parliamentary approval, there is expected to be no grace period in which to install the alarms therefore we are advising all landlords to fit any required alarms ahead of the planned implementation date of 1st October 2015.

Despite having tight controls in place to prevent them being used for money laundering, Sandfords, a Central and North West London agent, are urging the National Association of Estate Agents (NAEA) to lobby the government immediately in order to bring about a fundamental change in the current anti-money laundering legislation, with regards to sub agent due diligence, which will support London agents in their everyday business.

Boiled down, that makes for a lot of properties to rent in Central London - over 66,000 in fact.
