Fees for Tenants

Housing Act Tenancies
Assured Shorthold Tenancies (AST)

Holding Deposit Equivalent to one weeks rent, which will be put towards your first rent due on completion of the tenancy
Amendments to the tenancy agreement after signature Up to £50, or reasonable costs if this exceeds £50.
Rent Deposit for annual rent of less than £50,000 Equivalent to five weeks rent
Rent Deposit for annual rent of more than £50,000 Equivalent to six weeks rent
Change of Sharer Up to £50 per tenant, or reasonable costs if this exceeds £50.
Early Termination All costs, fees and charges incurred by the landlord for allowing early termination including the agent’s existing or re-letting fees.
Stamp Duty Land Tax Payable on tenancies where the rent exceeds £125,000
Late or unpaid rent 3% above the base rate of the Bank of England
Lost Keys Any cost incurred for the replacement of keys or fobs.

Non-Housing Act Tenancies
Common Law Tenancies

Pre Tenancy Application Charge (PTAC) Equivalent to one weeks rent, which will be put towards your first rent due on completion of the tenancy
Tenancy Agreement £300 per tenancy
Deed of guarantee £120 per deed
Company reference checks £120 per reference
Rent Deposit Equivalent to six weeks rent or eight weeks if you have a pet
Change of Sharer £360 per initial tenant, £70 per additional tenant
Cancelling a let before moving in £300 per person, company tenancy £600
Early Termination All costs, fees and charges incurred by the landlord for allowing early termination including the agent’s existing or re-letting fees.
Stamp Duty Land Tax Payable on tenancies where the rent exceeds £125,000

Making an international payment £30
Renewal negotiation £180 for each renewal, £45 for additional referencing

As a tenant, your main responsibility is to pay the rent until the end of the contract. We understand that sometimes circumstances can change unexpectedly so, should you need to break your tenancy early and your landlord agrees to re-market the property, your liability for the payment of rent and terms of the contract will end once a new tenant is found. However, you will still need to cover the landlord’s costs and fees for the remainder of the original contract, calculated on a pro-rata basis for the unexpired term of the tenancy.
